How 3D Scanning Works

Scanning Process

I will perform multiple scans throughout the property using a Matterport Pro3 scanner, covering every inch of the property. This includes the inside and outside of the property. These scans will then be processed into a 3D model that can be used for 3D virtual tours, pulling HDR photos, and looking throughout the model from every angle.

The Scanner

I use a Matterport Pro3 Scanner to take extremely high-quality scans using LIDAR technology. It has an accuracy of 20 mm. (0.79 in.) At a distance of 10 m. (33 ft.) It also has a maximum scan distance of 100 m (328 ft.), giving it the capability to scan outdoors. This scanner provides excellent real estate services, including 3D virtual tours and HDR Photographs.

Completing 3D Model

The actual 3D scanning of the property will take anywhere from 1 to 2 hours. Once the property is scanned, the data will be uploaded to the Matterport Cloud and processed. Then I begin creating the 3D virtual tours and a flow of the video walkthrough, per customers specifications. The total process time takes about 24 hours. 

KEY TERMS

VIRTUAL TOUR

 Also known as 3D Virtual Tours or 3D walkthroughs, allow buyers to digitally tour a for-sale home. The online home shopper controls which part of the house they look at and from which angle — think of it like Street View on Google Maps, but for the inside of a home. Virtual tours are not guided, but instead the customer is in control of where and how they want to move throughout the house. 

VIDEO WALKTHROUGH

Functions as a guided tour of a property, leading potential buyers through the home's indoor and outdoor areas. They get a sense of the general layout and flow through the house, the number of rooms, and the types of amenities that are available. Video walkthroughs are similar to 3D virtual tours, but they are guided through the standard flow of the house, the customers are not in control of this type of walkthrough. For potential buyers, a real estate video walkthrough can be a real timesaver. 

DOLLHOUSE MODEL

 The real estate market usually uses doll houses models to advertise or promote residential properties. These consist of room boxes, with doors and windows which represent each part of the structure. The doll house model is a 3D scanning that can be viewed from a 3D birds eye view and can be rotated to specific angles. 

BIM

Building Information Modeling (BIM) is the process of generating a digital representation of physical and functional characteristics of places, using 3D Scanning. The 3D virtual tours are pulled from the BIM.

DIGITAL TWIN

A virtual model designed to accurately reflect a physical object through the use of 3D scanning.
